Looking to buy a new home but don’t know where to start? Las Vegas Realtor Harvey Blankfeld discusses starting the process of buying a house.
How much can you afford. The first thing you need to determine is your budget for the new home. How much will a lender approve? What is your required down payment? As well as the total cost of the property, what are your mortgage payments going to be each month? Once you have your budget well defined, you will be able to narrow down the available properties to houses within your price range. It is good to remember that you are not locked into the max amount you have been approved for, you can always choose a lower priced house. This is especially helpful if you have a target monthly payment you want.
Needs versus wants. Once you start your house search, it is important to define mandatory needs and preferred wants. Needs are must have features the house must have to meet your requirements. If your elderly parent, who is unable to climb stairs, lives with you, then you must have a downstairs bedroom. If you have one or two large dogs, then you must have a large enough backyard for your pets. Wants are items that you would like to have, but are not critical. You may prefer a 3 car garage, but a 2 car one will work as well. You might like jack and jill bathrooms, but that is not the only factor when choosing rooms for the children. Labeling items as needs versus wants will help you decide with features are really important help you find the right house.
